New speculative industrial park proposed for Casa Grande

A new speculative industrial project is planned for Casa Grande, a Pinal County city that has in recent years landed numerous projects for manufacturers and semiconductor suppliers.

The first phase of the new facility, called Bluestem Crossroads Industrial Park, will feature 728,974 square feet of class A cross-dock warehouse space across a 50-acre site, according to documents submitted to the city and real estate database Vizzda.

The park will be developed by Kansas-based Bluestem Partners LLC near the southwest corner of Ash Avenue and Florence Street adjacent to the Walmart industrial center and Jomi Engineering facility.

Bluestem Partners did not respond to a request for more information about the project.

Casa Grande's planning commission approved a site plan for the project in November. The planned building will also include four drive-in doors, 68 dock doors with room for more, 164 trailer spaces and 276 employee parking spots. It will also have a minimum 40-foot clear height.

Project documents said the facility will also have storefront and clerestory glass at the four corners of the building with architectural features.

Philadelphia-based Southwark Metal Manufacturing Co. is also proposing to build a 140,000-square-foot manufacturing facility adjacent to Jomi along Ash Avenue near Florence Street just north of the Bluestem project.

The light manufacturing building will be developed on nearly 20 acres for the production of metal components or primarily venting for air conditioning units.

The Bluestem project adds to a growing number of speculative industrial buildings that are now being proposed for Pinal County cities like Casa Grande.
