National developers propose mixed-use project for Avondale

A mixed-use development is being proposed for about 40 acres on the southeast corner of Dysart and Indian School roads in Avondale.

Called Ascend, the overall development could include both residential and commercial areas comprised of single-family homes, multifamily units and shops for the residents just north of Estrella Mountain Community College near Litchfield Park.

The developers of the project include Scottsdale-based Alliance Residential Co., Texas-based Gehan Homes and Nico Howard. The engineer is Hilgart Wilson and the architect is triARC. According to a city spokesperson, the project is under review.

The project’s mix of community commercial, single-family villas and multifamily units creates a “connected village core concept” located on the intersection of two major arterials, according to documents submitted to the city.

The Shops at Ascend, the commercial portion of the site, is slated to include local retail and service uses that will be accessible from the residential components of the project and be scaled around storage and water campus uses at the hard corner, documents said.

Documents also said commercial areas could be located on Indian School Road and along Dysart Road.

The residential portion, called Prose at Ascend, could include a gated 432-unit multifamily complex with 3-story buildings that will be the central component. Villas at Ascend could also include about 129 units of two-story, single-family homes, which will be connected to the project.

The “high-amenity, low-maintenance” homes could appeal to households with growing families, first-time homeowners and the aging population, documents said.

Documents also said the project, which was initially reported by Arizona Builder's Exchange, could be built in four phases.

Recently, Avondale City Council approved rezoning needed for another 22-acre mixed-use project on the northwest corner of Avondale Boulevard and McDowell Road.

Called Avondale Commons, the master-planned development will include a mixture of apartments with supportive retail and employment commercial uses and be developed by Overland Development Corp., which is part of Overland Group Inc.

About 12.5 acres of the site would include a 4-story, 324-unit multifamily complex, while about 10 acres would include supportive commercial, retail, hospitality and office uses.
