Developer unveils new details on West Valley industrial project in Loop 303 corridor

Las Vegas-based developer IndiCap has unveiled expanded plans for its proposed industrial facility in Glendale, a fast-growing industrial corridor in the Valley.

The boutique commercial real estate company said it's developing Virgin Industrial Park, which will comprise a two-phase, class A facility with more than 1.5 million square feet between five buildings.

The project will be built on about 110 acres between Olive and Peoria avenues near Reems Road just north of Luke Air Force Base. The new facility will be developed in partnership with Invesco. 

The first phase of the new park will include three buildings totaling 566,121 square feet, 244,958 square feet and 213,765 square feet, which will start construction in November and be completed by December 2023. Construction on phase two is expected to start in Q1 2024 and will include two buildings totaling 297,439 square feet and 235,040 square feet.

The buildings will feature a total of 263 dock doors, 20 grade level doors, 60-foot to 70-foot speed bays, up to 60-foot by 60-foot column spacing and ESFR sprinkler systems. The buildings will also comprise 32-foot by 36-foot clear height, 3000 amps of power, secured truck courts and parking for more than 2,300 autos and trailers.

Marc Hertzberg, John Lydon and Kelly Royle of JLL are the project’s exclusive leasing brokers. Graycor Construction Co. was selected as the general contractor, while Deutsch Architecture Group is the architect.

“The West Valley has experienced tremendous growth, but even with that growth, almost 70% of its population still commutes to other parts of Maricopa County for work,” said Hertzberg in a statement. “Projects like Virgin Industrial Park will help the West Valley’s exceptional manufacturing workforce to find high quality employment closer to home, in what is becoming a world-class industrial hub.”

IndiCap also building in Mesa, Gilbert

IndiCap said the new facility will also bring its total square footage of industrial space in the pipeline to 14.4 million square feet across 880 acres.

The developer is also building the Eastmark Center of industry, a 1.6 million-square-foot facility in Mesa with AECOM-Canyon partners, and The Ranch, a 4.1 million-square-foot facility in Gilbert with Colmena Group.

Recently, the company announced that Todd Ostransky, the company's vice president of development, will oversee the growth of its mountain states region with a focus on development of several Arizona projects.

The company said Ostransky has more than 25 years of experience in the construction industry and 20 years focused on the industrial market. He completed more than 26 million square feet of industrial product types valued at $2 billion. He was previously the vice president of the southwest division for Graycor.
